- South Florida’s medical real estate market opened 2026 with structural momentum intact, supported by record-level construction activity, durable absorption, and continued rent growth across all three counties, reinforcing the region’s position as one of the nation’s leading healthcare real estate markets.
- Total inventory reached 24.6 million square feet, expanding 3.2% year over year and ranking 10th nationally among the top 125 metros. The regional construction pipeline expanded to 1.45 million square feet, the largest of any U.S. metro and up 2.4% year over year.
- Capital markets activity accelerated significantly, with $490.8 million in medical office transactions over the trailing twelve months, up 149.8% year over year and ranking fourth nationally.
- Regional occupancy rates in medical office buildings averaged 92.8%, down 44 basis points year over year as completions outpaced absorption on a net basis, but it is still slightly higher than the national average of 92.4% occupancy.
- Average asking rents increased to $30.16 NNN, up 5.2% year over year on a market-wide basis.
- Miami-Dade County’s average asking rents are $37.47 NNN, a 2.18% increase year over year.
- Broward County’s average asking rents are $28.10 NNN, a 2.62% increase year over year.
- Palm Beach County’s average asking rents are $29.85 NNN, a 3.09% increase year over year.
