This coming January, ground will be broken on a new office condominium development, which will include a new surgical center. The surgical center is designed to meet the needs of patients in the Miramar, Pembroke Pines and Weston, Florida areas. Nestled on a three-acre site with a lake view, the Miramar Ambulatory Surgical Center is expected to be up and running by late 2006.

The 15,000 square-foot space, which is being developed and managed by Southern Medical for a surgical group, will feature five operating rooms and two procedure rooms, according to Tom Wotka, project manager. “Though the building was originally designed as three independent pods under one roof, the surgical center, which is on the third floor of the building, will be linked by bridgeways to make it one continuous space,” he explained. The Surgical Center will be part of a 45,000-square-foot office condominium development. Office condominiums will be available for sale on the first and second floors. “One of the advantages to having this space available is that doctors who work at the Surgical Center can also look at expanding their practices into the same building,” said Wotka. “This way, they are not only close to the Center, but are able to work in a state-of-the-art, modern, aesthetically pleasing property.”

The three, three-story buildings are being developed and built by Coastland Construction. Each building will be designed in the Mediterranean style and feature a pitched barrel-tile roof, as well as breezeways and pre-cast columns and moldings. Coastland Construction has developed and built similar projects for other surgical groups, including a 14,000-square-foot office building in South Miami, and two cath labs.

“One of the biggest advantages to this building is its location,” said Coastland Construction’s Alejandro Rodriguez, who is the developer and general contractor on the project. “It is right off of I-75 and Miramar Parkway, so it is easily accessible for doctors and their patients. You can’t get better than that.”

“It is in a great location as far as traffic patterns go,” agreed Wotka. “It is also close to a number of medical centers, including Memorial Hospital West, Palmetto General and the Cleveland Clinic.”

In addition to its central location, Wotka believes that the Miramar Ambulatory Surgical Center will benefit patients in other ways as well. “One of the advantages that patients will have coming here is that unlike a hospital, where the focus is all over the spectrum, this center is focused specifically on ambulatory surgeries, which will ensure better outcomes,” he said. “And though we will provide a wide variety of surgeries, we will only perform a limited number of them.”

Wotka believes that patients will find the Center more convenient and efficient, and that insurance providers will also find it a less expensive alternative to a hospital procedure. “It’s really a great value property for everyone, from insurance carriers to the surgeons to the patients,” he said.
