November 18, 2025 — In a landmark transaction, BH Group, led by South Florida real estate visionary Isaac Toledano, has tapped Gold Standard of Care to lead a joint venture in acquiring Blackstone Inc.’s premier senior living assets in Florida. The partnership encompasses a combined 330 units located in two of the state’s most desirable senior living markets — Aventura and Boca Raton.
“We are grateful for the opportunity to acquire these exceptionally located properties,” said a spokesperson for Gold Standard of Care. “These communities represent the best of what Florida’s senior living market will have to offer, and we’re excited to unlock their full potential through thoughtful repositioning and operational excellence.”
When BH Group and Isaac Toledano identified these assets as a strategic opportunity, Gold Standard of Care was selected to lead the partnership and execute the redevelopment strategy. Both firms share a common vision: to elevate the senior living experience through quality, innovation, and heartfelt care.
“As we expand throughout South Florida, we focus on opportunities that offer long-term stability and meaningful impact,” said Isaac Toledano, Founder and CEO of BH Group. “Senior housing is a niche we know well, and both properties check all the boxes: solid fundamentals, a prime location, and sustained demand. We see great potential to enhance the community and the resident experience.”
The communities currently known as Sterling Aventura and Atrium of Boca Raton will be rebranded as AHAVA Senior Residences at Aventura and AHAVA Senior Residences Boca, respectively. “Ahava” translates to “Love”, the guiding vision and unwavering mission behind the transformation of both communities.
While the assets require modernization and improvement, these are precisely the sort of projects in which Gold Standard of Care Family Office excels, transforming underperforming communities into thriving, best-in-class residences.
Much of that success stems from its exclusive operating partner, Colonial Assisted Living, led by industry veteran Ricki Kaneti. Known as Gold Standard’s “secret sauce,” Kaneti and her team have achieved an unmatched 17-0 record in turning around underperforming senior living communities across Florida since 2006.
“This will be an exciting time to renovate the interiors and exteriors, enhance daily programs for residents, and bring Love to every stakeholder involved,” added Kaneti. “Our aim is to deliver love to all — from residents and their families to our dedicated staff and team members. Even our lenders take great pride in being part of our projects because they see the transformation firsthand — from something imperfect at acquisition to something perfected within just a few quarters. All in the spirit of Love.”
“There is so much to be grateful for,” said Michael Verbitsky, Gold Standard founder. He continued, “We are blessed with the opportunity to own and improve such respectable, long-standing communities and make them into places that everyone will truly love. While we rarely partner on assets, we could not be more excited and thankful to have BH Group and Isaac Toledano as our main partners in this venture. We are grateful for the Colonial Assisted Living team, who ‘magically’ do what they do best — achieving complete turnarounds on our investments time and again. Above all, we are thankful to the Almighty for orchestrating these events and for His continued Blessings through it all.”
Gold Standard of Care Family Office provided the equity capital for the deal. The stabilization value of the 330 units is $72 million.
